I am a single father of my 5 year old daughter. I had my own business but not much money coming in. I started working part time but that was difficult because it took time away from my daughter. I started falling behind on my bills. I was able to keep paying bills for utilities and food because I was using the money from my mortgage payment. I called my mortgage company many times to try and work something out but I never got anywhere with them. It was always the same thing, your past due, send us the payments. I finally just gave up. After a couple of months, I got a notice of Sheriffs sale. I didn’t want to have to move my daughter from the school she liked so much and I really didn’t know where we would go. A friend recommended that I call American Loss Mitigation Service. I talked to Jim Braun who went through my financial information and assured me he could help. My sale date was only a week away but Jim got my sale date postponed while he worked out an agreement with my mortgage company. In fact, Jim had to get my sale dale postponed 5 times until he got a permanent agreement worked out with with my mortgage company at a payment I could afford. The people at American Loss Mitigation never gave up. They fought for me until they got me an affordable permanent payment reduction. Not a 3 or 6 months repayment plan. I would recommend American Loss Mitigation to anyone who is or will be having problems making their mortgage payment. To Jim and his staff, thank you so much for helping us.

It finally happened. I was at the end of my rope. Bills were coming in every day, I knew there was no way I could keep up with all the payments. I was being threatened with collection from medical bills and many others, I did not know what to do. I was robbing Peter to pay Paul and that didn’t last very long. My mortgage was in trouble and I was really scared. I was about to lose my house. I prayed to God for help every night before bed. He did not answer right away but He did answer. Soon, I was in touch with American Loss Mitigation Service. They worked with me and my mortgage company to help me keep my home. It was a long tough battle but Jim and his staff continued to work on my case until they had an agreement with my mortgage company to save my home from foreclosure. Jim and his staff are honest and outstanding people who know and do their jobs very well. Thanks to them, I have an affordable work out agreement so my family and I can stay in our home.

My family and I were in a bad situation. Our duplex was in foreclosure. I work and live upstairs and my mom and dad live downstairs. We share expenses and the mortgage payment. We missed a few payments because my dads business was struggling and he had some medical problems so we got behind. When we were able to make payments again, Wilshire, our mortgage company refused to take them. We tried and tried and couldn’t get anywhere with them. In October of 2007, we hired a company that said they could help us with our mortgage problem. We paid them $1500.00 and after 10 months, they had done nothing. They would not even return our calls after months of trying to contact them. We had been served with foreclosure papers from the court, had the foreclosure hearing, and were only weeks away from a Sheriffs sale. A mortgage broker friend of mine suggested we talk to American Loss Mitigation Service. We were afraid to after being ripped off by this other company but we were desperate. We called and talked to Jim Braun and he looked at our situation and said he could definitly help. Within 3 weeks, he stopped the foreclosure, stopped the sale, and got us payment with Wilshire that we can afford so we can get back on track financially and keep our home. I’m glad to know there are still some honest people out there that will do what they say they’ll do.

In 2006, I had to have ankle reconstructive surgury. Because of the limitations caused by this surgery that will never improve, I lost my job. This is a permanent disability and I can only work part time. My loss of income for these past two years put me in a financially difficult situation. I was way behind on my mortgage payments. I tried everything I could to resolve this with them. My part time income and disability are steady and permanent but just lower than my former income and not enough to make the payments I had. I tried and tried to work with them but they told me their hardship program was a 6 month plan and because of my lower income, I did not qualify for it. They had set a date for a Sheriffs Sale and it looked like I was going to lose my home. I called several mortgage brokers to see if I could get refinanced but the answer was always NO. Then, one broker told me to call American Loss Mitigation Service. They reviewed my information and said they could help. They got me a work out plan, lowered my interest rate from 8.8% to 5.25%, put my back payments into the mortgage, got my payment down from 1318.00 a month to 893.00 a month and best of all, it’s permanent! I want to thank ALMS for all of the dedication and hard work they put into my home saving project. It was a very difficult situation with a very difficult lender.
